Yes. Our team includes licensed real estate professionals operating in compliance with New York State and New York City regulations. We maintain all required licenses and credentials for the services we provide.
For Property Owners
We primarily manage residential properties, including single-family homes, multi-family buildings, and apartment units across New York City. Contact us to discuss your specific property type.
Our full management fee is typically 8–10% of monthly rent collected. Leasing-only services are priced at one month's rent per placement. For multi-property portfolios, we offer custom pricing. Contact us for a detailed quote based on your property.
Full-service management includes: tenant placement and leasing, rent collection and disbursement, maintenance coordination, vendor oversight, tenant communications, lease administration, compliance management, and monthly financial reporting.
Yes. We are experienced with Housing Choice Voucher (Section 8), CityFHEPS, HASA, and other NYC housing voucher programs. We manage the full inspection, documentation, and agency coordination process.
We coordinate all maintenance and repair requests through our vetted network of licensed contractors and vendors. We obtain competitive quotes, oversee work quality, and keep you informed throughout the process. Routine repairs are handled within standard response times; emergencies are addressed immediately.
Our tenant screening process includes background checks, credit checks, income verification, rental history review, and reference checks. We use a structured, compliance-focused screening process to place qualified, reliable tenants.
Property owners receive monthly financial reports detailing rent collected, expenses, disbursements, and any outstanding items. We maintain transparent, detailed records for all managed properties.
Absolutely. We keep you informed and involved in major decisions while handling day-to-day operations on your behalf. Our goal is to give you peace of mind without removing you from the process entirely.
For Tenants

Emergencies include: no heat in winter, gas leaks, flooding or major water leaks, no hot water, broken locks or security issues, and electrical hazards. Call 347-343-2030 immediately for emergencies.
Yes. Rave Homes NYC works with Section 8 (HCV), CityFHEPS, HASA, and other NYC housing voucher programs. We welcome voucher holders and are experienced with the inspection and approval process.
Rent payment instructions are provided in your lease agreement. Contact our office at info@ravehomesnyc.com if you have questions about your payment method or need assistance.
Tenants are responsible for keeping the unit clean, notifying management of maintenance issues promptly, not making unauthorized alterations, paying rent on time, and complying with all lease terms and building rules.
Upon move-out, we conduct a final inspection. Your security deposit will be returned, minus any deductions for damages beyond normal wear and tear, within the timeframe required by New York State law.
